Features:
•Main thoroughfare designed as Parkway. All driveways are accessed from the secondary street, allowing us to push the homes further away from the parkway. This design method creates an open feel as you drive down the street, even in a high density development. Additionally, with no driveway access from the Parkway, individual lot access is much safer.
•Mix of housing options and price points with larger homes/lots at the front of the development.
•Lot layout that conformed to the existing MRT gas line crossing the site without detracting from lot count or appearance of the subdivision.
•Multiple cul-de-sacs created additional lot value without significant cost increase.
THE FOUNTAINS
A 99 lot subdivision in northern Jefferson County, Missouri. Design commenced on this 99-lot subdivision in 2003. After successful completion of zoning and resolution of flood plain issues, the goal became finding a layout to minimize the negative impact of the adjoining highway, yet still maintain high lot yield for this expensive property. A straightforward plan placing cul-de-sacs along the highway satisfactorily accomplished those goals. The project is located along Highway M, just west of Barnhart, Missouri

•Recovered portion of Pomme Creek floodplain to gain 25 lots
•Maintained existing 10-acre lake in pristine condition by designing pre-sedimentation basins to control siltation
•Positioned swimming pool and clubhouse to maximize view of the lake and surrounding premium lots
•Achieved overall yield of 3.8 units/acre
IMMACULATE CONCEPTION
Immaculate Conception Church/Holy Child Elementary School had been using and old school building, built in the 1930s as its parish center for years. This building had no athletic facilities and required parishioners and school children to cross Church Road to reach it. On the strength of a fundraising drive, the parish was able to finance a state-of-the-art parish center with a full gymnasium, library, conference rooms and meeting rooms, as well as a full kitchen and concession stand. Fribis Engineering, Inc. created a layout that linked the new parish center with the two existing school buildings in order to create on continuous structure. Along with the required parking, we were able to create useable area for batting cages, playground equipment and a living rosary garden. With construction of the new facility, approximately one-half of the outdoor athletic facilities were eliminated. Fribis Engineering developed grading and drainage plans for expansion of the lower athletic complex, which is now one of the finest CYC athletic complexes in the St. Louis area.
